Place your “directionals” on the corners of the closest major street which has a lot of traffic.
If there are restrictions about placing signs on City property, ask permission from the businesses or homeowners to place your signs on their property; most people will be happy to help you if you tell them you are selling the house by yourself.
You should try to place them so that the maximum number of signs buyers have to follow is three; two is better. People tend to get frustrated and/or lost if it’s too complex.
Don’t get disheartened if you have very few visitors in the first hour; “they will come”.
You MUST have someone with you at an Open House, preferably another two bodies if you can. For some strange reason, people tend to arrive in packs; you could have no-one for a half hour then three or four families at once.
You need help for this situation. If you are on your own, only let one family in at a time as it’s too hard to be visible to more.
I said be visible, not showing. At an Open House, you don’t show people around unless they ask. You should be vigilant and let them go by themselves, but “hover” nearby.
This is why you need three people:
One answers the door, gets the buyers signed in and gives them a flyer. Yes, you MUST do this at an Open House as well; you need a record in case anything happens or goes missing. If they balk and say they are just looking, use the homeowner’s insurance gambit I talked about earlier.
The second person should be visible in the public rooms and the third in view of the bedrooms.
NEVER have the TV on!
