Make it short and sweet.
About a week after the buyers visit mail a thank you note (hand
written is best) saying:
“Hi There,
Just wanted to let you know that I/we enjoyed talking with you and
it seemed like 1234 Any St. would be perfect as your new home. If
you have any interest in this home, we have been having quite a lot
of activity on it lately and I/we don’t want you to miss out. Please
let me/us know if there is anything you need clarified before coming
to a decision.
Best wishes,
Joan and Albert”
Enclose another flyer with your note.
If your house is still on the market after about six weeks and you
have no sign of any serious interest, you may have overpriced it.
Now would be the time to recalculate and give some thought to a
substantial price reduction.
Reducing a house priced at $300,000 to $295,000 will not do anything
for you unless you are in the negotiating stage. Reducing it to say
$280,000 will spark renewed interest! If you reduce it gradually in
small increments of $5,000, it will not have the same impact and
make people think you are just trying to find your price.
If you do make a good reduction, send a flyer, highlighting the new
price, out to everyone who has seen the house, including the real
estate agents. |
