This is a tricky one, so take your time before deciding on your plan
of action.
You MUST have a web presence as, at the time of this writing
according to the California Association of Realtors, 75% of ALL
BUYERS use the internet as part of their home search.
If you are not careful, joining a bunch of FSBO sites can add up
quickly in cost and aggravation. There are a couple of main sites,
forsalebyowner.com, owners.com and fsbo.com, and several lesser
trafficked ones.
However, the most visitors of ANY real estate site by a huge margin
are at realtor.com.
For example the Alexa® Rankings for these sites as of this writing
are:

What the above is, is the ranking of the most often visited of all
websites tracked by Alexa®
Realtor.com gets millions of “hits” each month. You can only get
exposure on Realtor.com if you are listed on the MLS.
There is a way to get listed on the MLS without having to pay the
normal extravagant commission. This is by using a service of a flat
fee broker. There is one that I have found that covers most of the
U.S. and charges a realistic fee without you paying for a bunch of
extras. They charge anywhere from $299 to $599 depending on the
area.
