PRINT ADVERTISING
This can be the most expensive part of your marketing so choose wisely. You cannot compete with the big boys out there; don’t even try.
A few weeks before you are ready, gather up all the local newspapers that serve your area, both those you pay for and the free throwaways. Get the weeklies and get the dailies for Friday, Saturday and Sunday
Check to see where most of the real estate ads are. This is where you want to advertise. Call and get the rates and/or ask them to send you a rate card.
You will find that the more expensive rates are for Sunday. You MUST be in there above all if you are holding Open House, but you are not going to place a huge ad.
A lot of weekend papers have an Open House section, where you can sometimes get listed for free if you place a regular ad. If not, pay for it. Your ad should be simple but eye-catching, just as your flyer.
You need a catchy headline:
NEW ON MARKET! NO MONEY DOWN! GREAT SCHOOLS! Etc.
Then an abbreviated description:
3br, 2bth, den, a/c, lge yd
Then your phone number: 805.555.1413 in bold. Don’t waste space by putting in anything such as “Call for info” Put your web address here if you have one like I’ll talk about shortly.
You can put your address in here if you want people to drive by, but that is not what you really want. You want the phone to ring so you can get to talk to them! I would only put the address in for an open house ad.
