As you can see, I have only used two colors and two type sizes, (except for the financing disclaimer at the bottom) and all is in the same font.
I have used Arial, Bold in type size 16 and 26, with the colors Black and Green.
You will often see flyers using a lot of red; this is good for signs to attract attention but I think you should avoid this on your flyers as it sends a subconscious message of danger! Don’t use more than two colors in the body or vary type fonts; it becomes too “busy”.
Very simple layout and to the point! Don’t clutter it up with details about sparkling bathrooms etc. Take the most important points you want the buyer to remember and put them upfront. Buyers will remember the awesome, fresh, bright and clean interior when they look at the photo, if you have staged your house as suggested. They will have viewed some “dogs of houses” on their quest as most sellers and real estate agents don’t follow the steps I outlined. Sellers don’t know, and the agents are too afraid of blowing their listing by daring to suggest the seller do some work. I find this to be a disservice to the seller and the agents are not doing their job of marketing the house! (More hate mail from agents!☺)
You can get fancy by adding graphics to the page, but not too much as it detracts from the photo. It’s up to you.
Go to your local copy shop, or you can even do it online, and have a hundred or two, full color flyers made on heavy paper, glossy, if it will not smudge. These are the flyers you are going to keep inside the house for your buyers who have viewed the property. You need to have two or three hundred made up in black and white on regular copy paper for your sign box.
Hint: don’t put the square footage of your house on the flyer if it is small for the area. Use something like “cozy inside” if you want to describe it.
