If you have a cat, get the litter box out of there; put it outside as long as possible before someone comes to view the property. Cat urine smell is a HUGE turn off to most people. Make doubly certain that the area where the box has been is cleaned up and thoroughly deodorized.
If the kids have pet rats, hamsters, snakes or mice etc. in their rooms, get them out for now as they can smell and someone may be scared of, for instance, snakes. Just explain to them it’s only for a little while and they’ll soon have a nice room for the pets in their new house.
So, please, take the animals somewhere else during showings.
SMOKING
If you or your family members smoke, you MUST do all that you can to get the odor out of the house. Not only are people allergic to smoke and the after effects, it makes the house undesirable to most buyers.
Start by outlawing smoking inside, including the garage. If you want to smoke, go outside away from the building so the smoke doesn’t drift back in.
Getting rid of the residue is a complex and nasty task. Nicotine attaches itself to all surfaces including furniture, clothes, walls, books, and the attic and anywhere smoke might have penetrated.
Once the smoking ban is in place, you will need to have all surfaces like drapes, comforters, bedspreads, blinds, walls, ceilings, light fixtures, shelving, doors, cupboards, closets, couches and furniture cleaned and deodorized.
