You have already taken care of all
the items in the home inspection report, so now you have to
concentrate on the “fluff”. If you didn’t get a home inspection, I
hope at least you walked your house with a critical eye and spotted
all the things that needed done and had them fixed.
If you haven’t already done so, start with the outside.
Go to your local garden center and pick up a couple of flats of
color to plant close to the street and near your front door. You
don’t need to get anything expensive or perennials; all you need is
something to add some pizzazz for a few months. Put some green in
your lawn and shrubs with Sulfate of Ammonia as I talked about
earlier.
Wash and clean all the outside windows so they sparkle. If you have
a two storey house, hire a window cleaner.
Remember what I said about first impressions being the lasting ones!
What you have to do is get the buyer to fall in love with your house
and make them want to see it as THEIR home, NOT your home.
This means that you should depersonalize your house as much as
possible. This does not mean that you should make it look like a
hospital room, rather have it so the buyers can see it as them
living there.
You MUST get rid of clutter.
You are going to be moving anyway so now is a good time to get a
start on some of your packing. You are going to be using your garage
for some storage, so let’s start there.

ready for showing, but it is very important. |
