Why do you need a lender, you are not applying for a loan? I know, but your buyer is and you must have control of the situation. By control, I mean that you need to get the buyer pre-qualified and pre-approved. It is almost impossible to obtain the information needed yourself as people, especially in the current climate of identity theft, are reluctant to share any personally identifying information.
What to do.
If you have used a Mortgage Broker in the past for yourself, and are happy with them, then this is the logical person to contact. If not, ask around again for referrals. Contact one of the loan officers at your local Bank or Credit Union to see if they would be willing to do what I’ll talk about in a minute. Failing that, you could contact your State Mortgage Banker Association and get a local Broker from them. What you want is for the Broker or loan officer to prepare a sheet for you with all the financing options for your house, showing various down payments and what the buyers’ loan payments would be. You are going to copy this info onto the back of your flyers. It is better to try to get someone local, as you are also going to try to get them to “sit” at your open houses. This means they will be on the spot when buyers have any questions and can take a loan application right then and there.
