In order to be a successful FSBO, you are going to need some help. The people you need are the ones that agents automatically use and have built a relationship with. So, how are you going to step into an agent’s shoes? There’s no great mystery about it, agents just like you to think you can’t do it without them.

Yes, YOU. You are the person who will be coordinating everyone else’s efforts and making sure everything stays on track You are going to be using it in the future, so now may be a good time to go to Office Depot or your local stationery store to buy or make yourself a “log” book. While you are at it, you will also need to get a “visitors” book and pick up a couple of inexpensive pens and clipboards for your showings. Make notes without fail of every contact you have with anyone concerned with your transaction. This includes the buyers under contract as well as your team. Date, record the time and make notes of every conversation in a sequential order. I can’t stress this enough! You may think I’m being paranoid, but this is the only way to do it. If something should go wrong with your deal, your log is your proof.
